Where Can I Send My Lease Payment?

How do I apply?

​Complete online application and submit electronically. Pay your application fee with a credit card online. (We cannot process unless we receive your $25 payment.)

How long will it take to process my application?

​Typically the approval process takes 24 hours. However, times may vary depending on circumstances.

What background information is verified thru the application process?

​We will perform a credit and background check on the applicant. Also, a credit check will be performed on the guarantor. (*Please note: you will be required to provide your guarantor’s SSN for the application.)

How are the units rented?

​Each resident will have their own lease. You are able to apply in groups or individually.

Do I need to have roommates picked in advance to apply?

​No, but if you have preferences to whom you would like to live with please indicate in applications. This way we can try to accommodate If you do not have roommates, you will be match with there students that need roommates to fill units. We will place residents of the same gender together unless requested to have co-ed living.

How many people are permitted to live in one bedroom?

​Our bedrooms are private, which have one person residing in them. There are 4 units in each apartment.

Are the apartments co-ed?

​The units may be occupied co-ed if you select your own roommates. Should you apply individually we will place you with residents of the same sex.

May I have a guest(s) stay in my unit?

​Yes. You are permitted to have guest stay overnight for up to 14 nights. See your lease and community guidelines for the guest policies. Any guest must park in back overflow parking lot.

What does my rent include?

​Our rental rates include a fully furnished apartment, water, electric, sewer, trash, cable and internet (WIFI) and all our modern amenities.

What type of furniture is included?

The living room includes a sofa, lounge chair, TV stand, end table and coffee table. The dining room includes 1 table and 4 chairs. The bedroom includes a full-size, high bed frame and mattress, two 2-drawer dressers, a desk and chair. Each room has overhead lighting. Some units may vary with color and texture.

Is a washer/dryer included?

​Yes, each unit has a full-size washer and dryer included. There is no additional cost for the use of the washer and dryer.

What kitchen appliances are included?

​Each kitchen has a refrigerator with top freezer, 30” electric range with oven, microwave, dishwasher, and a washer/dryer unit. You will need to supply your own small appliances such as toaster, coffee maker, and dishware.

Is alcohol permitted in my unit?

​Assuming you are of the legal age, you may consume alcohol in your apartment. No alcohol is permitted in outdoor areas and we ask you to respect these community guidelines.

Do I have to leave my unit during any school recesses?

​No. Units are open for your use during your entire lease period.

May I paint the living room/ kitchen area/bedroom area?

The apartment is already painted. You must obtain prior written approval from management to paint any area in the apartment with the understanding that you will be required to repaint the area to the original color before moving out to avoid possible repainting charges.

What furniture is in the bedrooms?

​We provide a bed frame, full-size mattress, mattress cover, desk, desk chair, end table and 2-dressers that fit under your bed. You will need to bring sheets, blankets, comforters, pillows and bed spread. Every unit will include mini blinds on each window.

Am I required to carry renter’s insurance?

​It is required at Maverick Apartments. Should your personal belongings be damaged in an event such as water/fire damage, you will not be reimbursed for any losses incurred. You are required to purchase a minimum of $100,000 liability coverage and $10,000 personal contents. We partner with Resident Insure or you can obtain Renters Insurance from any company of your choice.

Is Maverick Apartments affiliated with Shippensburg University?

​No, the property is privately owned and managed and is not part of the University.

Can grants, scholarships, student loans, or financial aid be applied towards rent?

​Yes. You may use financial aid proceeds to pay for off campus housing or any other third party payments. Typically financial aid proceeds are dispersed directly to the student who in turn can then use those proceeds to pay for housing.

Do you offer roommate matching or do I have to have my own roommates?

Any student will be accommodated at Maverick Apartments. If you already have another student that you know you would like to live with, you will be placed with them, within the same apartment. If you are looking by yourself, we offer a roommate matching service based on our student interest form.  The roommate matching questionnaire is part of your initial application that you fill out prior to signing a lease. We use your answers to this questionnaire and compare them with other residents’ answers and match everyone accordingly.

Is my Bedroom and Bathroom Private?

All of our apartments at Maverick have a private bedroom with a shared bathroom. Each apartment has 4-bedrooms and 2-bathrooms, 

How far from campus is your facility?

Our property is within walking distance of Shippensburg University.

What is a lease renewal?

A renewal is when you decide to extend your current lease for an additional lease term.

If I renew, do I have to move-out then move back in?

No. If you have a 10-installment lease, we can allow for summer storage with a fee and stipulations will apply, if you have a 12 installment lease you can continue to have access to your unit.

I just moved in, is it too early to renew?

No. Please contact our office for the paperwork that you would need to sign. We value you as a resident and want to be able to lock you into your renewal rates and apartment unit and roommates as quickly as possible.

Do you accept pets?

Yes. We are pet friendly. We allow both dogs and cats. There are breed and weight restrictions. There is also a cap on the number of pets that are able to live in one full 4-bedroom apartment.

Is there a security deposit?

No, we do not require a security deposit. We require a non-refundable Sure Bond.

How do I pay rent?

We can accept any form of payment except for cash. You can also pay through the Entrata app.

Can grants, scholarships, student loans, or financial aid be applied towards rent?

​Absolutely.  You may use financial aid proceeds or any other 3rd party payment process to pay for your rent at any of our facilities. Typically, financial aid proceeds are disbursed directly to the student who in turn can then use those proceeds to pay for housing. If a rental payment is due and the tenant has not received their source of aid yet, proper documentation of this delay in aid must be presented to management in order to avoid any late fees to your account.

When do I pay rent?

Rent is due the 1st of every month

Is there an application fee to apply for an apartment?

We do have a $25.00 application fee per applicant and per guarantor.

When would I move in?

Our leases start in August approximately one week before the semester would start.

How long is a lease term?

We can do 10 or 12 month leases.

Do you perform background or credit checks during the application process?

We do perform background/criminal checks for anyone living in the apartment home that is applying to live with us.

What happens if I sign a lease and then decide to go to school elsewhere?

The lease is a legally binding document and you would be responsible for the full financial term.

Do you accept students from any college or university?

​Yes, every resident must be a college/university student. Students can be enrolled for classes in-person or online.

Are utilities and amenities included, are there any additional costs beyond the rent?

​All utilities and amenities are included in your rent.

Are there assigned parking spaces?

​No assigned spaces. Maverick parking passes are required; however, parking is first come first serve.

What size apartments do you offer?

We offer 4 bedroom/2 bathroom apartments. Each bedroom is leased separately.

What lease terms are offered?

​We offer 10-month and 12-month lease terms.

How do I apply for a room/apartment at Maverick?

​​Complete online application, submit electronically and upload your ID and paystubs. Pay your application fee with a credit card online. (We cannot process unless we receive your $25 payment.) Once you are approved, we will immediately assign you and/or your roommates to an available home.

Can I request a specific roommate or apartment?

​Yes, be sure to note this information on your application in the designated area. We have a roommate interest form that every resident completes.

How do you place roommates?

​Any student will be accommodated at Maverick Apartments. If you already have another student that you know you would like to live with, you will be placed with them, within the same apartment. If you are looking by yourself, we offer a roommate matching service based on our student interest form. The roommate matching questionnaire is part of your initial application that you fill out prior to signing a lease. We use your answers to this questionnaire and compare them with other residents’ answers and match everyone accordingly.

Does rent increase if all bedrooms are not full?

​The rent rate for your room is not based on how many occupants are in the apartment.

Is there a deposit? What is a sure bond?

​We require a non-refundable sure bond to be purchased instead of a security deposit. A Sure Bond is a bond purchased through Assurant that allows the move-in cost to be lowered.

Do you offer early move ins?

​We are flexible with the move-in date, based on the apartment availability. If you need a specific date and the apartment home is ready, we are happy to move you in as soon as available.

What if I need maintenance in my bedroom or apartment?

We have onsite maintenance during business hours and on-call for after-hours maintenance emergencies. If you have a maintenance request, you can submit it three ways: online through the resident portal, send an email to Maverick or contact the office directly.

Do you allow pets? If so, what kind?

​Yes. We are pet friendly. We allow both dogs and cats. There are breed and weight restrictions. There is also a cap on the number of pets that can live in one full 4-bedroom apartment. Pet fees will apply.

What happens if my unit is not yet assigned when I sign a lease with Maverick?

Early in the year, our residents may sign a lease that has not been assigned to a specific unit. This is your commitment to a room and/or floor plan for the lease term you signed for and is considered a binding lease agreement with Maverick Apartments. Once your room is assigned, you will be required to sign a replacement lease to reflect the apartment number that has been assigned to you.

When do I sign my lease?

Within 24 hours of your application being approved your lease will be generated and you must sign within 48 hours of receiving the lease to secure the apartment and rate. This is signed through your Resident Portal in Entrata.

Is there a security deposit?

We require a sure bond which is a non-refundable bond payment to a third party. This must be paid within 48 hours of sending the bond enrollment. An additional security deposit may be required depending on the approval status of your application. 

Can I cancel my lease at any time without penalty?

​No, per the lease agreement you have 72 hours after signing the original lease to cancel your lease without penalty.

What if I want to cancel after 72 hours?

​You are responsible for the entire lease term or up until you have found someone else to re-rent your bedroom that is qualified and that person move-ins. The third option is to request a Buy-Out in writing. Please refer to the “Buy-Out Addendum” in your lease agreement.

Do I pay a prorate for the first month?

​Maverick does not prorate rent based on your move-in date. Ex: if your lease shows you moving in on August 13th, your lease term begins August 1st and rent is due in full for the entire month of August. Leases are based on an entire lease term (EX: 6, 10, or 12 months).  Per your lease, you are responsible for the entire month/term regardless of your move-in date. Paragraph 5 of your lease agreement provides the total rent due. This total rent is broken down by lease term and provides you the monthly installments which are due on or before the 1st of each month. You have the option to pay the term (EX: 6,10,12 months) in full upfront or in installments based on your chosen lease term. Maverick offers several different terms to accommodate your needs.

When can I move into my room?

​August move-in dates start 2 weeks into August. You are not able to move-in on the 1st of August. Due to move-out on 7/31 we need a minimum of 2-weeks to prepare your home for move-in.  This date is highly reliant on the move-out date of the person that lived in the apartment prior to you. Please note: move-ins will never occur prior to August 12th each year. The only way a move-in can occur sooner is if the apartment is already vacant and ready for move-in. Please plan accordingly for your arrival to Shippensburg/Maverick and storage of all items to accommodate these dates. 

Vacant or Locked Out Bedrooms

If there is an unrented, vacant, or locked out bedroom(s) in your unit, the door is to remain closed and locked at ALL times. At NO time should you, your roommates or visitors open the door to the unoccupied room. No one is allowed to use the room to sleep in, store items in, sublet or occupy an unoccupied room at any time. This room can and will be rented to a new resident at any time during your residency. Please understand that utilizing an unrented, vacant, or locked room for ANY reason is considered a lease violation and considered trespassing. If personal items are found in an unrented, vacant, or locked out room, ALL roommates will be charged for the month(s) of rent wherein we have found these items, in addition to any cleaning charges or damages incurred to prepare the room for a future resident. If someone finds that a room has been opened, notify the leasing office immediately and appropriate action will be taken, if necessary.
